NEW CONDOMINIUM BYLAWS

Over the last two years, the Board has been working on updating our bylaws to comply with the new Condominium Property Act:

In December 2019, owner-volunteers formed a Bylaw Committee and since that time have spent countless hours reviewing, discussing and refining a draft of our new bylaws with the guidance of McLeod Law. After many virtual meetings, emails and edits, the final version is almost ready to be distributed to owners to read and cast their vote in a special resolution to approve the new draft bylaws. Street Lights

New LED street lights were installed the first week of January. These provide a much more directional light (onto roadways/driveways vs. shining into bedroom windows), consume far less electricity and have a much longer expected lifespan. If you have any concerns regarding the new lights, please contact Kali at Simco. 


Insurance Certificate

An updated insurance certificate is posted on the Owners Login page and is also available in the Library section on Condo Control Central .

This certificate covers the period Nov. 1, 2020 to Nov. 1, 2021. Please take a few minutes to review this document to ensure your individual insurance covers any applicable deductibles in the event of an insurance claim for your unit.


Recycling

Black bins, Blue bins, and Green bins were delivered a few years ago to each unit. Please ensure these are set out for the appropriate time based on the pickup schedule from the City of Calgary. All three bins should be returned to your garage within 24 hours after pick-up. When placing the bins curbside, please make sure there is about 2 feet between bins to allow cityequipment proper access.

The 5400 Dalhousie Recreation Centre is currently closed as of

Sunday, December 13, 2020 as per government lockdown restrictions.

It will reopen when these rules are relaxed.

AGM and Town Hall Update

Due to government COVID-19 restrictions, our AGM was delayed from springtime of 2020 and was scheduled to occur on November 26 but because of new, more stringent rules announced by the provincial government on November 24, the AGM was again postponed. A virtual town hall was held on December 13 to cover off items such as committee reports and a general Q & A. The presentation slides from the December 13 town hall, including the Q&A session, have been posted to the Condo Control Library. 

A second virtual town hall has been scheduled for February 25 at 7:00 p.m. Kali will be sending out Zoom invitations to owners prior to the event. 

Our in-person AGM has been re-scheduled for March 4 at 6:00 p.m. Please note that due to COVID-19, attendance numbers will be very limited and we encourage owners if at all possible to instead attend the virtual town hall on February 25 and assign their AGM voting proxy to a board member. Kali will be sending the AGM meeting notification including new proxy forms to owners well before the meeting. Meeting attendees will be required to wear a face mask, have their temperature taken upon check-in and practice physical distancing while entering the Rec Centre, forthe duration of the meeting and while exiting the building.
